CincyRents will nickel and dime you.
When we moved into our Oakley unit there was a large, very old and noisy A/C window unit. It repeatedly blew the fuse in the bedroom so we decided to run an extension cord to the kitchen. We woke up to find the cord had melted leaving a stain on the carpet. The maintenance repair man came by and said the wall circuit was never meant to support the unit. They decided to install two smaller units which we were happy with. Then we got a bill with pictures of the quarter sized mark on the carpet, $135. Apparently running the extension cord was "making maintenance adjustments" and broke the lease.
When we moved out we were sure to make the place spotless because we knew...they would find any reason to take money out of our deposit. I also requested that I would be present during the final walk through. Tiffany from the office returned my call about setting a walkthrough up and said it will be tomorrow at 2:00. I told her I'm working and and time throughout the week during my lunch break or in the morning would work. They did not return my calls and replied a week later saying they went ahead and did it without me.
We got the bill back with pictures. $45 for erosion on the bottom of the toilet seat, which was caused by years of use. $35 for marks on the bottom of the over, which were there from a previous owner. It was not a new oven by any means. $50 for unscrewing the window units and placing them in the basement (it was January). They responded to my disagreement with pictures that were far away shots and said removing the units was an unapproved "maintenance adjustment."
In addition to this, we moved out two months early and met their agreement of finding a tenant to take over the lease. After the process was completed we got a phone call, stating we have to leave the apartment vacant, while paying rent for 15 business days. I called Ohio Housing Department to see if this is legal. They said it is technically legal but they've never heard of someone needing such an extended period of time. I have no idea what they did during that time since we met the agreement of having the carpet professionally cleaned on move out.
This place knows when you sign the lengthy contract you are at their mercy. Don't call maintenance, it's just another way for them to make money. There have to me more honest and fair companies out there.
This is not my first time leasing from Cincy rents, I have been them for a few years now and have moved in different locations. Thank you for the great service all the time. Thank you.
based on my positive experience with Cincy rents. I was asked to speak with a prospect that was considering using their services to prepare an investment property for residents. My report to the prospect was positive, and I ended the conversation by saying that should need to arise for my property to prepare for a future resident, that I would use Cincy rents again!

PROPERTY OWNERS WATCH OUT. If there was a negative rating, I probably would have given it. Not only has the communication throughout the entire process been lacking, but over a month after my property has rented out I have still yet to receive first and last months rent that was collected from my tenants and supposedly mailed to me via standard mail. However, the company sure took the almost $900 security deposit as their payment offering me nothing while I wait for the mail to arrive. In my opinion the job was not completed, therefore that $900 needs to be returned to me and they can wait for their $900 as I wait for my rent. Don't try to call the manager either because the calls will not be returned. Sorry excuse of a company wish I would have gone with Comey and Sheppard from the beginning, these guys aren't even listed with BBB and all these reviews sound like the same person wrote them, give me a break 5 stars??? They are not that good!!! Customer service stinks, and I will never use them again, my loan is over a month late thanks to them and they don't care they already got their check!!!
