Shotty Work. This company doubles as a tile service company and an apartment rentals company. I rented from OB for about 1 ½ years. I'll begin with the tile complaints. OB used very old grout to seal his tiles. It would roll in balls and come off the floor leaving HUGE spaces between tiles. I also came home one day to find a tile completely uplifted off the floor for no reason.

Upon renting the apartment I gave OB $900 for refundable deposits. I didn’t pay my last months rent because I knew getting $900 out of this man was going to be near impossible. (For reasons I won’t go into on here) Now, 6 months later, I can’t get back the remainder of my deposits to save my life. When I left that place was in perfect condition. I extensively cleaned and did everything I was supposed to do. (And I have witnesses to prove that). While I was a tenant I always paid my rent in full on time, planted flowers, and kept that apartment spotless. He even showed my apartment multiple times to prospective buyers for the building because I kept it so nice.

These people WILL cheat you out of money any way they can. You will also be charged for a background check that they will NOT run. There are other reasons besides money not to rent from them, but if I start that list now you’ll be reading for days on end.

Don’t believe OB’s religious attitude because a true Christian wouldn’t cheat people out of money! To anyone thinking about hiring him for tile work, be careful, you might hear his phone ringtone in "Halleluiah" (which is what it was when I rented from him) as he knowingly puts down cheap tiles, old grout, and charges you double. What a hypocrite! To anyone thinking of renting an apartment from the Phelps family, take it from me, renting from him was a huge mistake, but I have learned my lesson and I hope you learn from my mistake as well. They do not honor a lease so if you rent from them you will regret it.
